If you have found rentalformsuk.com through a search and you are comparing it against other suppliers, this guide gives you the key questions to ask and a side-by-side look at five providers. The most important question in 2026 is whether the templates have been updated for the Renters' Rights Act 2026 Phase 1 commencement on 1 May 2026.

The RRA 2026 compliance test

Any tenancy agreement template still labelled as an Assured Shorthold Tenancy (AST) for England is out of date as of 1 May 2026. The AST has been replaced by the Periodic Assured Tenancy (APT). Using a pre-commencement AST template for a new English let after 1 May 2026 creates compliance risk.

What to look for when comparing landlord template providers

  • Updated for the Renters' Rights Act 2026. Does the template reflect the abolition of Section 21, the new APT structure, the revised Section 8 grounds, and the Section 13 rent-increase requirement?
  • Jurisdiction coverage. Do you let in England only, or also in Wales, Scotland, or Northern Ireland? Each jurisdiction has its own statute and template requirements.
  • Format. Is the template a static PDF (cannot be edited) or an editable Word file? Most landlords need to fill in names, addresses, and dates.
  • Statutory references and dated footnotes. A professionally maintained template cites the relevant statute and section number. Dated footnotes tell you when the template was last reviewed.
  • Included documents. A compliant English let in 2026 requires more than a tenancy agreement: you also need the Information Sheet, the deposit Prescribed Information, and the gas/EICR/EPC service records.
  • Support and updates. Will you get updated templates if the law changes again? Is there a subscription or do you pay per download?

Provider details change. Always check directly with the provider that their England tenancy agreement has been updated for the Renters' Rights Act 2026 and reflects the Periodic Assured Tenancy structure before using it for a new let after 1 May 2026.

Why the template format matters

A PDF-only tenancy agreement requires either a print-and-sign workflow or an e-signature tool. An editable Word file (DOCX) lets you populate the schedule of terms, the property address, the rent amount, and the parties' names directly before printing or signing electronically. Most landlords with more than one property find DOCX more practical.

The compliance bundle problem

A tenancy agreement is only one of several documents you must serve at the start of an English let. The full list includes:

  1. The Periodic Assured Tenancy agreement
  2. The Renters' Rights Act Information Sheet (downloaded from GOV.UK; it replaced the How to Rent guide, withdrawn in June 2026)
  3. The gas safety certificate (CP12) for any gas appliances
  4. The EICR (or a signed tenant acknowledgement if the certificate is satisfactory and within its 5-year validity)
  5. The EPC
  6. The tenancy deposit Prescribed Information (if a deposit is taken)

Some providers sell only the tenancy agreement. LetSafe UK's Starter Pack bundles the tenancy, the deposit Prescribed Information template, and the Information Sheet in a single purchase.

Renters' Rights Act Transition Pack (LS-E-130)

If you already have an AST and need to bring it into compliance with the Renters' Rights Act 2026, the LetSafe Transition Pack is designed for that: it contains the tenant communication letter, the Section 21 cliff-edge decision tree, and the rent-review timing playbook. No new tenancy agreement required for conversions.
