What landlords ask about compliance deadlines
How often does a landlord gas safety certificate need renewing?▾
Every 12 months. Regulation 36 of the Gas Safety (Installation and Use) Regulations 1998 requires an annual gas safety check on every gas appliance and flue by a Gas Safe registered engineer. You must give the tenant a copy of the record within 28 days of the check, and give new tenants a copy before they move in.
How often is an EICR required in a rented property in England?▾
At least every 5 years. The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require an Electrical Installation Condition Report from a qualified person at intervals of no more than 5 years, or sooner if the report specifies an earlier date. A copy must be supplied to tenants within 28 days of the inspection.
How long does an EPC last and when do I need a new one?▾
An Energy Performance Certificate is valid for 10 years under the Energy Performance of Buildings (England and Wales) Regulations 2012. You need a valid EPC whenever you market the property to new tenants. An existing tenancy can continue past the EPC expiry, but you cannot re-let or advertise without a current certificate.
Do smoke and carbon monoxide alarms have to be tested every year?▾
The Smoke and Carbon Monoxide Alarm (England) Regulations 2015, as amended in 2022, require working smoke alarms on every storey and a carbon monoxide alarm in any room with a fixed combustion appliance, checked as working on the first day of each new tenancy. An annual test is strongly recommended good practice, but it is not a statutory annual deadline. This diary treats the yearly test as a best-practice reminder.
When does an HMO or selective licence need renewing?▾
Property licences under the Housing Act 2004 (mandatory HMO, additional and selective licensing) are granted for a maximum of 5 years, and councils can grant shorter terms. The expiry date is printed on your licence, and you must apply to renew before it expires to keep letting lawfully. Enter that printed expiry date in the diary.
Do I have to register on the private rented sector database?▾
Yes. The Renters' Rights Act 2025 introduces a national private rented sector database for England. Landlords must register themselves and their properties as the database provisions are commenced, and registration will need to be kept up to date. A tenancy review entry in this diary is a sensible prompt to re-check your registration and compliance position each year.
