Date of the current gas safety check. The next check is due 12 months later (GSIUR 1998 regulation 36).
Date of the current EICR. The next report is due 5 years later, unless the report specifies an earlier re-test date, in which case enter that earlier date below.
Issue date of the current EPC. Validity runs for 10 years from that date.
The expiry date printed on your HMO, selective or additional licence. Licences run up to 5 years but the term is set by the council, so it cannot be computed.
For a tenant with time-limited immigration status, enter the date their permission to stay expires. The follow-up check falls due before then.
Optional. If you want a periodic prompt to review your Legionella risk assessment, enter the date you want to be reminded. There is no statutory interval and no Legionella certificate in law.

Per-tenancy checklist
One-off obligations at the start of each tenancy. These do not renew, so they are a checklist rather than a countdown.
- Protect the deposit and serve prescribed information
Protect the tenancy deposit in a government-approved scheme and serve the prescribed information within 30 days of receiving it.
Housing Act 2004, sections 213 to 215.
A court may order you to pay the tenant between 1 and 3 times the deposit.
- Test smoke and carbon monoxide alarms on day one
Have a working smoke alarm on every storey and a carbon monoxide alarm in any room with a fixed combustion appliance, and check they work on the first day of each new tenancy.

Local authority may impose a civil penalty of up to 5,000 pounds.
- Carry out the initial Right to Rent check
Complete the Right to Rent immigration check on every adult occupier before the tenancy starts.
Immigration Act 2014.
Renting to someone without the right to rent can carry a civil penalty; a follow-up check is needed for time-limited status.
- Serve the written statement of terms before the tenancy is entered into
Give the tenant the written statement of terms (including the prescribed information) before a new tenancy is entered into. England only. For tenancies that already existed on 1 May 2026 the deadline was 31 May 2026, which has passed; if you missed it, serve the statement now and keep proof of service.
Housing Act 1988, section 16D (inserted by the Renters' Rights Act 2025). England only.
Local authority may impose a civil penalty of up to 7,000 pounds.

Coming changes for information only. None of these is current law and none is a personal deadline in your timeline above.

Under the Warm Homes Plan, a minimum EPC rating of C has been proposed for new tenancies from 1 April 2028 and existing tenancies from 1 April 2030 (some sources give a single 2030 date). The minimum rating in force today remains band E.
- Awaab's Law in the private rented sectorNot yet in force for the PRS
The Renters' Rights Act creates powers to extend Awaab's Law, with fixed timescales for responding to damp and mould hazards, to the private rented sector. The powers exist but are not yet commenced for the PRS (expected around 2027, subject to consultation).
- Decent Homes Standard for the PRSCreated by the RRA, not in force
A Decent Homes Standard for the private rented sector was created by the Renters' Rights Act but is not yet in force (expected in the mid-2030s, to be confirmed).
- Private rented sector databaseConfirmed, not in force until 15 December 2026
The national database for registering rental properties rolls out regionally from 15 December 2026, West Midlands first, at £65 per property per year. The deadline follows the property's location, not the landlord's.
- PRS OmbudsmanExpected, not yet mandatory
Mandatory membership of a private rented sector Ombudsman scheme is expected around 2028.
