Landlord forms UK 2026: every document private landlords need

The Renters' Rights Act 2025 changed which forms landlords in England must use from 1 May 2026. Assured Shorthold Tenancy agreements and Section 21 notices are gone. This guide covers every landlord form you need in 2026, updated for the new regime across all four UK nations.

Private landlords in the UK need a core set of legal documents to let a property lawfully, manage it during the tenancy, and recover possession when needed. The Renters' Rights Act 2025 changed the forms required in England from 1 May 2026 — the AST is replaced by the Periodic Assured Tenancy Agreement, and the Section 21 notice is replaced by the Section 8 notice.

Tenancy agreement forms

The tenancy agreement is the most important landlord document — it sets out the terms of the letting and determines which notice procedures apply.

  • England from 1 May 2026: Periodic Assured Tenancy Agreement (LS-E-001, £29). All new tenancies in England must use this form, not an AST. No fixed-term end date. Includes compliant pet clause and Section 13 rent-increase provisions.
  • England HMOs: HMO Periodic Assured Tenancy Agreement (LS-E-002, £29). Per-room variant for shared houses and HMOs. Joint and several liability version also available.
  • Wales: Standard Occupation Contract (LS-W-001, £29). All Welsh tenancies must use an Occupation Contract under the Renting Homes (Wales) Act 2016. ASTs do not apply in Wales.
  • Scotland: Private Residential Tenancy Agreement (LS-S-001, £29). All Scottish private tenancies use the PRT regime introduced in December 2017. No fixed terms.
  • Northern Ireland: Tenancy Agreement (NI) (LS-N-001, £29). Aligned with the Private Tenancies Act (NI) 2022.

Possession and notice forms (England from 1 May 2026)

Section 21 is abolished. These are the only valid possession forms for English private landlords from 1 May 2026.

  • Section 8 Notice (Form 3A) (LS-E-010, £19). The prescribed Section 8 notice form, updated from Form 3 to Form 3A on 1 May 2026. Covers all 17 statutory grounds with guidance on which to use and notice periods.
  • Ground 1A Notice — Landlord Sale (LS-E-010, included in S8 pack). Mandatory Ground 1A (landlord intends to sell, 4 months' notice) is covered within the Section 8 notice pack.
  • Possession Recovery Bundle (LS-E-140, £79). Section 8 notice + pre-action arrears letters + court claim templates + witness statement framework + N5 and N119 form guidance.

Rent increase forms

From 1 May 2026, all rent increases on English private tenancies must use the statutory Section 13 process. Contractual rent review clauses are unenforceable on Periodic Assured Tenancies.

  • Section 13 Notice (Form 4) (LS-E-011, £19). The prescribed form for proposing a rent increase. Must give at least 2 months' notice. One increase per 12 months.
  • Section 13 Rent Increase Pack (LS-E-011). Includes Form 4, a worked calculation sheet, and a covering letter to the tenant explaining the increase.

Compliance and pre-tenancy forms

These documents protect landlords against penalties and create the audit trail for regulatory compliance.

  • Landlord Compliance Checklist (LS-E-020, £19). Pre-tenancy sign-off sheet covering EPC, EICR, gas safety certificate, deposit protection, Right-to-Rent, How to Rent guide, and Renters' Rights Act obligations.

Rent arrears and breach of tenancy forms

Documenting arrears and breaches contemporaneously is essential — courts expect landlords to have a clear evidence trail before issuing possession proceedings.

Forms required for the 1 May 2026 transition

Every English landlord with an existing AST on 30 April 2026 has specific transition obligations to complete in May 2026.

  • Revised Written Statement of Terms. A new or updated tenancy agreement reflecting the post-1-May-2026 regime, to be served on every existing tenant.
  • Government Information Sheet 2026. The mandatory government-produced document explaining the new tenancy regime, to be served on every existing tenant by 31 May 2026.

Frequently asked questions

Can I still use an Assured Shorthold Tenancy agreement in 2026?+

No. From 1 May 2026, no new ASTs can be granted in England. New tenancies must use a Periodic Assured Tenancy Agreement (LS-E-001). Existing ASTs granted before 1 May 2026 automatically converted to Periodic Assured Tenancies on that date — no new agreement is required for existing tenants, but the terms of the new regime apply automatically.

What forms do I need to start a new tenancy in England in 2026?+

At minimum: (1) Periodic Assured Tenancy Agreement (LS-E-001); (2) Government-issued How to Rent guide (free from gov.uk); (3) Government Information Sheet 2026 (once published); (4) EPC (minimum E rating); (5) Gas Safety Certificate (if gas appliances); (6) EICR; (7) Right-to-Rent check record (LS-E-021); (8) Deposit protection within 30 days with prescribed information. Which Section 8 form do I use from 1 May 2026?+

Do I need different forms for Wales, Scotland or Northern Ireland?+

Yes — tenancy law is materially different across the four UK nations and requires different forms. Wales: Standard Occupation Contract (LS-W-001). Scotland: Private Residential Tenancy (LS-S-001).
