1. Who we are
LetSafe UK is a trading name of WSC Group Ltd ("we", "us", "LetSafe"). Registered office: England & Wales. All communications: Richard@letsafeuk.co.uk.
2. What we sell
We sell editable document templates (DOCX + PDF) and guidance packs to private landlords and lodger hosts across the UK. Templates are self-help products. We are not a firm of solicitors, a letting agent, a property manager, a mortgage broker or an insurance intermediary, and nothing on this site is regulated legal or financial advice.
3. Your contract with us
When you click "Pay now" and your payment is accepted, a contract comes into existence between you and WSC Group Ltd. Your receipt (emailed from Richard@letsafeuk.co.uk) is proof of purchase.
4. Delivery and access
Templates are delivered by download. You will receive an email with a signed download link within minutes of payment. Links expire after 48 hours for security; you can log in to your account to re-issue one at any time.
5. Licence
When you buy a template you receive a perpetual, non-exclusive, non-transferable licence to use it for your own landlord business — including editing, printing, signing and storing the document. You may not resell, sublicense, publish or distribute the template, or a derivative of it, as a standalone product.
6. Updates
If the regulation we reviewed the template against is amended and we re-issue the template, you get the updated version free via your account. You stay entitled to updates for as long as your account exists.
7. Refunds
Because digital products are delivered immediately, the Consumer Contracts Regulations 2013 gives us the right to exclude the 14-day cooling-off period once you have accessed the file. We believe that's a bad look, so we operate a 14-day satisfaction policy instead — see our refund policy for the full detail.
8. Acceptable use
You agree not to use our templates or the site to: (a) misrepresent yourself or any other person; (b) act in a way that would bring LetSafe, any tenant, contract-holder, lodger or counterparty into disrepute; (c) breach applicable law including housing, tenancy, consumer-protection, data- protection or financial-services law.
9. Disclaimers and limits
Templates are provided as-is. We work hard to keep them current but we don't promise they'll fit every circumstance. Before serving any notice or court document you should check it against your own facts, take professional advice where the stakes warrant it, and accept that you — not LetSafe — are the decision-maker.
Nothing in these terms limits or excludes our liability for fraud, fraudulent misrepresentation, death or personal injury caused by our negligence, or for any other liability that cannot lawfully be limited. Subject to that, our total liability to you under or in connection with your use of our site or a template is capped at the amount you paid for the product in question in the twelve months preceding the claim.
10. Changes to these terms
We may update these terms from time to time. The version that applies to your order is the version on this page when you placed your order; future updates apply prospectively.
11. Governing law
These terms are governed by the laws of England & Wales. The courts of England & Wales have exclusive jurisdiction over any dispute, subject to your non-waivable consumer rights if you are resident in another UK nation.
