Why Wales needs its own occupation contract template
Wales replaced tenancies with occupation contracts under the Renting Homes (Wales) Act 2016: the tenant is a contract-holder, the agreement is a written statement, and the terms it must contain are fixed by statute. An English tenancy agreement is simply the wrong document for a Welsh property, it uses the wrong terminology, omits the fundamental terms, and does not satisfy the written statement duty.
This template is the standard occupation contract for the private sector, with every Schedule 4 fundamental term embedded, including the two discrimination terms added in June 2026, and the supplementary terms laid out for customisation.
