Doncaster MBC HMO licensing
Mandatory HMO licensing applies for all 5+ occupant properties. Doncaster MBC does not currently operate additional or selective licensing schemes. Verify with the council as designations can change. Unlicensed landlords face fines up to £30,000 and rent repayment order exposure.
Awaab's Law and Doncaster's older housing stock
Doncaster's pre-1919 and inter-war terraced stock carries elevated damp and mould risk. All reports must be acknowledged in writing, investigated within 14 days for non-emergency hazards, and repaired at root cause within the statutory period. Emergency hazards (severe structural damp, gas risk) require 24-hour response. Document all reports and repairs.
