Do student lets in Manchester need a PAT from 1 May 2026?

Yes. The Renters' Rights Act 2025 applies to all private residential lettings in England, including student lets by private landlords. From 1 May 2026, all new student tenancy agreements must be Periodic Assured Tenancies. Purpose-built student accommodation managed by universities may be exempt, check with the provider.
