Aberdare landlord FAQs
Is Rent Smart Wales registration required for a rental property in Aberdare?
Yes. Rent Smart Wales (RSW) registration is mandatory for all private landlords in Wales — register at rentsmart.gov.wales. If you self-manage the property you must also obtain an RSW landlord licence (which requires completing approved training). If you use a licensed letting agent to manage your property, you need only register (not licence). Rhondda Cynon Taf CBC enforces Rent Smart Wales compliance; unregistered landlords can face civil penalties.
Does the Renters' Rights Act 2025 apply in Aberdare?
No. The Renters' Rights Act 2025 (RRA 2025) applies only in England. Wales has its own tenancy framework under the Renting Homes (Wales) Act 2016 (RHWA 2016), which came into force on 1 December 2022. Under RHWA 2016, all Welsh residential tenancies are 'occupation contracts'; they are already periodic from the outset (no fixed terms in the RRA 2025 sense); Section 21 was abolished in Wales in December 2022 (landlords serve a 6-month 'no fault' notice under RHWA 2016 s.173 instead).
