Does Rent Smart Wales apply to Buckley landlords?
Yes. All landlords letting property in Wales must register with Rent Smart Wales. Self-managing landlords must also complete accredited training and obtain a licence. Using an unlicensed agent or failing to register is a criminal offence.
Can I still use a Section 21 notice in Buckley?
No. The Renting Homes (Wales) Act 2016, in force from 1 December 2022, abolished the equivalent of Section 21 in Wales. All residential lettings are now occupation contracts. No-fault possession requires 6 months' notice and cannot be served until the occupation contract has been in place for 6 months.
