Carmarthen rental market, what landlords need to know

Carmarthen (Welsh: Caerfyrddin) is the county town and principal administrative centre of Carmarthenshire County Council and one of Wales's oldest continuously inhabited towns. Carmarthen is situated on the River Tywi in west Wales approximately 25 miles north-east of Swansea and 60 miles west of Cardiff. The A48 trunk road links Carmarthen to the M4 motorway at junction 49 (approximately 8 miles east of Carmarthen), providing road access to Swansea (approximately 30-40 minutes by car) and Cardiff (approximately 60-75 minutes by car via the M4). Transport for Wales operates rail services from Carmarthen railway station to Swansea (approximately 50-60 minutes via Llanelli) and to Cardiff Central (approximately 1 hour 40 minutes to 2 hours via Swansea). Carmarthen is historically the largest town in Wales and was one of the principal medieval boroughs of the principality — Carmarthen Castle (a 12th-century castle; well-preserved and partially restored) dominates the town centre. Carmarthen Market (a large covered market and associated outdoor market held on Wednesdays and Saturdays) is one of Wales's major traditional markets and a significant retail draw for the wider west Wales area. Glangwili General Hospital (Hywel Dda University Health Board; located on the western edge of Carmarthen town) is the principal District General Hospital for the Carmarthenshire area, providing acute medical, surgical, A&E, maternity, and paediatric services — a major employer in the town. The University of Wales Trinity Saint David (UWTSD) — Carmarthen Campus (one of UWTSD's three campuses; the Carmarthen campus focuses on education, theology, and humanities programmes; approximately 2,000-3,000 students) is situated on the north side of the town, providing student residential demand. Carmarthenshire County Council (headquartered in Carmarthen) is the principal employer in the area alongside NHS Wales (Hywel Dda UHB). Buy-to-let investment in Carmarthen benefits from Swansea commuter demand (road approximately 30-40 minutes; rail approximately 50-60 minutes); UWTSD Carmarthen campus student demand; Hywel Dda UHB healthcare worker demand (Glangwili General Hospital); Carmarthenshire County Council public sector employment; and the town's role as a market and retail centre for west Wales. Gross yields of 5-8% are achievable. All Welsh residential tenancies are Occupation Contracts under the Renting Homes (Wales) Act 2016 (RHWA 2016), which came into force 1 December 2022. Section 21 no-fault eviction is abolished in Wales since 1 December 2022 — no-fault eviction requires Section 173 notice (minimum 6 months for periodic occupation contracts; cannot be served within first 6 months of a periodic contract). All Welsh landlords must register with Rent Smart Wales and hold a Rent Smart Wales landlord licence (or use a Rent Smart Wales licensed agent) under the Housing (Wales) Act 2014. The Renters' Rights Act 2025 does NOT apply in Wales.
