Cumbernauld rental market, what landlords need to know
Cumbernauld is a large new town in North Lanarkshire, approximately 14 miles north-east of Glasgow city centre, with rail services to Glasgow Queen Street (approximately 25-30 minutes via Cumbernauld railway station). The town was purpose-built in the 1950s and 1960s and has a significant population of Glasgow commuters. Rental demand is driven by Glasgow overspill, local manufacturing and logistics sector workers, and Cumbernauld College students. Good affordability relative to Glasgow with yields typically 6-9%. Scottish PRT applies; Scottish Landlord Registration mandatory at register.landlord.gov.scot.

Cumbernauld landlord FAQs
Does the Renters' Rights Act 2025 apply to landlords in Cumbernauld?
No. The Renters' Rights Act 2025 (RRA 2025), which abolished Section 21 and new fixed-term tenancies in England from 1 May 2026, applies only in England. Landlords in Cumbernauld and throughout Scotland operate under the Scottish Private Residential Tenancy (PRT) framework introduced by the Private Housing (Tenancies) (Scotland) Act 2016. Scottish PRT tenancies have been fully periodic from the outset since 1 December 2017 — Section 21 was never applicable in Scotland. Scottish landlords serve a 'notice to leave' citing one of 18 statutory grounds rather than an English-style Section 21 or Section 8 notice.
Is Scottish Landlord Registration required before renting a property in Cumbernauld?
Yes. All private landlords in Scotland must register with the local authority (North Lanarkshire Council for Cumbernauld properties) via the national Landlord Registration Scotland register at register.landlord.gov.scot before advertising or letting any residential property. You must register both as a landlord and register each property you let. Registration must be renewed every 3 years. Unregistered landlords face enforcement action and tenants can apply for Rent Payment Orders directing rent to the council until registration is obtained.
