Does the Renters' Rights Act 2025 apply to landlords in Didcot?

Yes. The Renters' Rights Act 2025 (RRA 2025) applies in England from 1 May 2026. From that date, Didcot landlords cannot grant new fixed-term tenancies — all new tenancies must be periodic from the outset. Section 21 is abolished; landlords seeking possession must use one of the new Schedule 1 RRA 2025 grounds. All landlords must join the Private Rented Sector Ombudsman and register on the Landlord Portal. Existing fixed-term tenancies continue until their natural expiry and then convert to periodic tenancies.

Is there selective licensing for landlords in Didcot?

South Oxfordshire District Council does not currently operate a selective licensing or additional HMO licensing scheme in Didcot beyond the mandatory HMO licensing regime (for properties with 5 or more persons from 2 or more households). Landlords with properties below the mandatory HMO licensing threshold do not need a licence beyond the standard tenancy compliance obligations. From 1 May 2026, all private landlords in England must register on the new Landlord Portal under the Renters' Rights Act 2025.
