Dingwall rental market, what landlords need to know
Dingwall is a market town in Easter Ross, Highland, Scotland, and the county town of Ross and Cromarty. The town is administered by The Highland Council and is situated approximately 14 miles north-west of Inverness on the A835 road and at the head of the Cromarty Firth. Dingwall railway station is on the Far North Line and Kyle of Lochalsh Line, providing direct services to Inverness in approximately 20 minutes — making Dingwall the principal Inverness commuter settlement in the Ross-shire area. The town is the administrative centre of the Ross, Skye and Lochaber constituency. Key employers in the area include The Highland Council (offices); NHS Highland (Ross-shire clinics; Raigmore Hospital in Inverness); the oil and gas fabrication industry at the nearby Nigg Energy Park (approximately 18 miles north-east on the Black Isle/Cromartie Firth — one of the UK's largest fabrication yards; significant offshore wind and decommissioning work); the food and drink economy (including the Black Isle Brewery; the agricultural hinterland of Easter Ross); and the renewable energy sector. The Cromarty Firth is one of the deepest natural harbours in Europe and is a hub for oil and gas decommissioning activity. Dingwall has seen increased commuter rental demand from Inverness workers seeking more affordable accommodation with good rail access. Rental demand is driven by Inverness commuters, NHS and council employees, and workers in the Ross-shire agricultural and energy sectors. Scottish PRT applies; Scottish Landlord Registration mandatory at register.landlord.gov.scot with The Highland Council.

Dingwall landlord FAQs
Does the Renters' Rights Act 2025 apply to landlords in Dingwall?
No. The Renters' Rights Act 2025 (RRA 2025) applies only in England. Landlords in Dingwall and throughout Scotland operate under the Scottish Private Residential Tenancy (PRT) framework under the Private Housing (Tenancies) (Scotland) Act 2016. Scottish PRT tenancies have been fully periodic from the outset since 1 December 2017. Scottish landlords serve a Notice to Leave citing one of 18 statutory grounds rather than Section 8 or Section 21 notices.
Is Scottish Landlord Registration required for a rental property in Dingwall?
Yes. All private landlords in Scotland must register with the local authority (The Highland Council for Dingwall properties) via the national register at register.landlord.gov.scot before advertising or letting any residential property. Both the landlord and each property must be registered and renewed every 3 years. The Highland Council enforces mandatory landlord registration compliance in the Dingwall area.
