Is Rent Smart Wales registration required for a rental property in Ebbw Vale?

Yes. Rent Smart Wales (RSW) registration is mandatory for all private landlords in Wales, including Ebbw Vale. Register at rentsmart.gov.wales. If you self-manage the property (collect rent, carry out repairs, issue notices yourself), you must also obtain an RSW landlord licence, which requires completing approved landlord training. If you use a fully licensed letting agent to manage all landlord activities, you need only register. Does the Renters' Rights Act 2025 apply in Ebbw Vale?

No. The Renters' Rights Act 2025 applies only in England. Wales has its own tenancy framework under the Renting Homes (Wales) Act 2016 (RHWA 2016), in force from 1 December 2022. All new Welsh tenancies are 'occupation contracts' (fixed-term or periodic). Section 21 was abolished in Wales by RHWA 2016; Welsh landlords issue a 'no-fault' notice under RHWA 2016 s.173 (minimum 6 months' notice) instead. The RRA 2025 abolition of fixed-term tenancies does not apply in Wales, where RHWA 2016 already governs the framework.
