Grangemouth rental market, what landlords need to know
Grangemouth is a port and industrial town in the Falkirk council area, Central Scotland, situated approximately 3 miles east of Falkirk town centre and approximately 25 miles west of Edinburgh. The town straddles the River Carron at its confluence with the Firth of Forth and is home to Scotland's only crude oil refinery (the INEOS Grangemouth refinery and petrochemical complex — Scotland's largest industrial site and a major employer across the Central Belt). The Port of Grangemouth is Scotland's largest container port by volume, handling a significant proportion of Scotland's import and export trade. Key employers include INEOS (refinery and chemicals), Inchyra Park industrial estate businesses, the port operations, and the wider Falkirk Council economy. The town is served by Grangemouth rail station (freight) — passenger rail is accessed at Falkirk High (Falkirk-Edinburgh Waverly in approximately 25 minutes) or Falkirk Grahamston (Glasgow Queen Street in approximately 30 minutes). The M9 motorway (J5/J6) provides direct motorway access to Edinburgh and Stirling. The A905 connects Grangemouth to Falkirk town centre. Rental demand is dominated by INEOS employees, port workers, and the broader industrial workforce of the Grangemouth area. The town also benefits from spillover Edinburgh commuter demand given the motorway access and rail connections via Falkirk. Scottish PRT applies; Scottish Landlord Registration mandatory at register.landlord.gov.scot with Falkirk Council.

Grangemouth landlord FAQs
Does the Renters' Rights Act 2025 apply to landlords in Grangemouth?
No. The Renters' Rights Act 2025 (RRA 2025), which abolished Section 21 and new fixed-term tenancies in England from 1 May 2026, applies only in England. Landlords in Grangemouth and throughout Scotland operate under the Scottish Private Residential Tenancy (PRT) framework under the Private Housing (Tenancies) (Scotland) Act 2016. Scottish PRT tenancies have been fully periodic from the outset since 1 December 2017. Scottish landlords serve a Notice to Leave citing one of 18 statutory grounds rather than a Section 8 or Section 21 notice.
Is Scottish Landlord Registration required for a rental property in Grangemouth?
Yes. All private landlords in Scotland must register with the local authority (Falkirk Council for Grangemouth properties) via the national Landlord Registration Scotland register at register.landlord.gov.scot before advertising or letting any residential property. Both the landlord and each property must be registered and renewed every 3 years. Unregistered landlords face enforcement action from Falkirk Council; tenants can apply for Rent Payment Orders directing rent to the council until registration is obtained.
