Helensburgh rental market, what landlords need to know

Helensburgh is a coastal town in Argyll and Bute, Scotland, administered by Argyll and Bute Council, situated on the north shore of the Firth of Clyde approximately 24 miles north-west of Glasgow city centre. Helensburgh is one of the most distinctive towns in the west of Scotland — it has a planned Victorian grid street pattern (laid out by Sir James Colquhoun in the early 19th century), a strong architectural heritage (Charles Rennie Mackintosh's Hill House — now in the care of the National Trust for Scotland and encased in a protective steel shell — is on Upper Colquhoun Street, a key visitor attraction), and a well-preserved Victorian seaside promenade along the Firth of Clyde waterfront. The town is closely associated with the naval and defence sector: HMNB Clyde (Her Majesty's Naval Base Clyde — the UK's submarine base, also known as Faslane) is approximately 5 miles north of Helensburgh town centre on the western shore of the Gareloch, near Faslane village. HMNB Clyde is the operational base for the UK's Trident nuclear deterrent submarine fleet (Vanguard-class submarines; transitioning to Dreadnought class from the 2030s); RNAD Coulport (the Royal Naval Armaments Depot where nuclear warheads are stored and maintained) is on the eastern shore of Loch Long approximately 9 miles from Helensburgh. HMNB Clyde employs approximately 6,800 civilian and military personnel (Ministry of Defence; Babcock International engineering and maintenance; SERCO; defence contractors), making it the largest single employer in the west of Scotland outside the Glasgow city region. The rail connection from Helensburgh Central and Helensburgh Upper stations provides direct services to Glasgow Queen Street (approximately 45-50 minutes on the Helensburgh Central to Glasgow Central/Queen Street route via Dumbarton); the Helensburgh-Glasgow rail commute is well-established for both naval personnel and Glasgow professional workers. Key employers accessible from Helensburgh include: HMNB Clyde (Faslane submarine base); RNAD Coulport; Babcock International (Rosyth-based engineering for submarine maintenance — Helensburgh-based personnel); NHS Greater Glasgow and Clyde (Vale of Leven Hospital Alexandria approximately 12 miles east; GGC hospitals in Glasgow approximately 24 miles east); Argyll and Bute Council. Rental demand in Helensburgh is driven substantially by military and defence personnel posted to HMNB Clyde (Service Families Accommodation is available on the base but many personnel prefer private rental in Helensburgh for family reasons), Babcock and defence contractor employees, and Glasgow commuters seeking larger properties than inner Glasgow at significantly lower prices. Rental yields in Helensburgh are typically attractive relative to Glasgow prime residential values — the town offers Victorian and Edwardian family homes, modern apartments, and waterfront properties at prices well below comparable Glasgow properties. Scottish PRT applies; Scottish Landlord Registration mandatory at register.landlord.gov.scot with Argyll and Bute Council.

Helensburgh landlord FAQs

Does the Renters' Rights Act 2025 apply to landlords in Helensburgh?

No. The Renters' Rights Act 2025 (RRA 2025) applies only in England. Landlords in Helensburgh and throughout Scotland operate under the Scottish Private Residential Tenancy (PRT) framework under the Private Housing (Tenancies) (Scotland) Act 2016. Scottish PRT tenancies have been fully periodic from the outset since 1 December 2017. Landlords serve a Notice to Leave citing one of 18 statutory grounds — there is no equivalent of Section 21 in Scotland.

Is Scottish Landlord Registration required for a rental property in Helensburgh?

Yes. All private landlords in Scotland must register with Argyll and Bute Council via the national register at register.landlord.gov.scot before advertising or letting any residential property in Helensburgh. Both the landlord and each property must be registered, renewed every 3 years. HMO licence required from Argyll and Bute Council for properties with 3 or more persons from 2 or more households — relevant for defence contractor and naval personnel house-shares near HMNB Clyde.
