Medway rental market, what landlords need to know
Medway is a unitary authority in north Kent comprising Rochester, Chatham, Gillingham, Strood, and Rainham with a combined population of approximately 285,000. The private rented sector is substantial, driven by strong commuter demand (London St Pancras in under 40 minutes via Southeastern high-speed), healthcare workers at Medway Maritime Hospital, the University of Greenwich Medway campus, and London overspill demand. Buy-to-let gross yields of 5-7% are supported by purchase prices significantly below the wider Kent and Greater London commuter belt.

Medway landlord FAQs
Does the Renters' Rights Act 2025 apply to Medway landlords?
Yes. Medway is in England (Kent) and all Renters' Rights Act 2025 provisions apply from 1 May 2026. This includes the abolition of Section 21, mandatory Periodic Assured Tenancy Agreements for all new lettings, Section 13 rent increases via Form 4A, Awaab's Law obligations, and civil penalties up to £40,000. Medway Council does not currently operate a selective or additional licensing scheme beyond the mandatory national HMO requirement.
Is Medway a good area for buy-to-let investment in 2026?
Medway offers a compelling mix of London commuter demand, affordable purchase prices relative to the wider South East, and a diversified rental market. The Southeastern high-speed service to London St Pancras in under 40 minutes makes Medway attractive to London workers. Gross yields of 5-7% represent good value for the South East. Key compliance obligations are the Renters' Rights Act 2025 from 1 May 2026 and mandatory HMO licensing for 5+ occupant houses.
