Mold rental market, what landlords need to know
Mold is the county town of Flintshire in north-east Wales, approximately 12 miles south-west of Chester and 20 miles south-west of Liverpool. The town benefits from excellent commuter access to Chester, Wrexham, and Liverpool via the A494 and A55 North Wales Expressway. Flintshire County Council has its principal offices in Mold. Ysbyty Glan Clwyd (Bodelwyddan, approximately 18 miles west) is the principal district general hospital for the region. Coleg Cambria (various campuses in north Wales) and Northop College (Flintshire) support educational sector demand. Rental market benefits from affordability relative to Chester and excellent cross-border commuter demand. Welsh Occupation Contracts (RHWA 2016) apply; Rent Smart Wales mandatory.

Mold landlord FAQs
Is Rent Smart Wales registration required for a rental property in Mold?
Yes. Rent Smart Wales (RSW) registration is mandatory for all private landlords in Wales including Mold. Register at rentsmart.gov.wales. If you self-manage your properties (collecting rent, carrying out repairs, issuing notices), you must also hold an RSW landlord licence, which requires completing approved training. If you use a fully licensed letting agent, you need only register. Flintshire County Council enforces RSW compliance in the Mold area; civil penalties up to £7,500 apply for non-compliance.
Does the Renters' Rights Act 2025 apply in Mold?
No. The Renters' Rights Act 2025 applies only in England. Wales has its own tenancy framework under the Renting Homes (Wales) Act 2016 (RHWA 2016), which came into force on 1 December 2022. All Welsh residential tenancies are 'occupation contracts'; Section 21 was abolished in Wales in December 2022 (Welsh landlords serve a 6-month no-fault notice under RHWA 2016 s.173 instead); and Rent Smart Wales is the mandatory compliance regime for Welsh landlords. The RRA 2025 reforms do not apply to properties in Mold or elsewhere in Wales.
