Montrose rental market, what landlords need to know
Montrose is a port and market town in Angus, situated approximately 25 miles north of Dundee and 36 miles south of Aberdeen on the east coast of Scotland. The town sits on the South Esk River at the head of Montrose Basin (a National Nature Reserve). Montrose has a well-established industrial heritage — key employers include the Caledonian Paper Mill, the oil and gas servicing sector (Montrose Port handles offshore energy supply), and the wider Angus agricultural economy. Angus Council's administrative offices are in Forfar (10 miles west). Rail services from Montrose station on the Aberdeen to Edinburgh main line provide direct connections to Dundee (approximately 25 minutes), Edinburgh (approximately 1 hour 45 minutes), and Aberdeen (approximately 45 minutes). The A90 Aberdeen-Dundee dual carriageway passes through the area. Rental demand is supported by oil and gas workers, port employees, healthcare workers from Stracathro Hospital (5 miles west), and commuters to Dundee. Scottish PRT applies; Scottish Landlord Registration mandatory at register.landlord.gov.scot.

Montrose landlord FAQs
Does the Renters' Rights Act 2025 apply to landlords in Montrose?
No. The Renters' Rights Act 2025 (RRA 2025), which abolished Section 21 and new fixed-term tenancies in England from 1 May 2026, applies only in England. Landlords in Montrose and throughout Scotland operate under the Scottish Private Residential Tenancy (PRT) framework under the Private Housing (Tenancies) (Scotland) Act 2016. Scottish PRT tenancies have been fully periodic from the outset since 1 December 2017. Scottish landlords serve a Notice to Leave citing one of 18 statutory grounds rather than a Section 8 or Section 21 notice.
Is Scottish Landlord Registration required for a rental property in Montrose?
Yes. All private landlords in Scotland must register with the local authority (Angus Council for Montrose properties) via the national Landlord Registration Scotland register at register.landlord.gov.scot before advertising or letting any residential property. Both the landlord and each property must be registered. Registration must be renewed every 3 years. Unregistered landlords face enforcement action; tenants can apply for Rent Payment Orders directing rent to the council until registration is obtained.
