Nairn rental market, what landlords need to know

Nairn is a coastal market town in the Highland Council area, Scotland, situated approximately 16 miles north-east of Inverness city centre on the southern shore of the Moray Firth at the mouth of the River Nairn. Nairn is one of the sunniest and driest towns in Scotland (the Moray Firth coast benefits from a markedly drier microclimate than most of Highland Scotland — average annual rainfall approximately 600mm, compared to over 1,000mm on the west Highland coast) and is known as the 'Brighton of the North' for its Victorian beach promenade, esplanade gardens, and traditional seaside resort character. The town has two championship-quality golf courses (Nairn Golf Club — host of multiple Scottish Amateur Championships and Walker Cup matches; Nairn Dunbar Golf Club), which attract significant golf tourism from across Scotland and internationally. The A96 trunk road connects Nairn directly west to Inverness (approximately 25-30 minutes by road) and east towards Elgin (approximately 23 miles) and Aberdeen via the A96 Inverness-Aberdeen corridor. Nairn railway station (ScotRail Inverness-Aberdeen line) provides direct rail services to Inverness (approximately 20 minutes) and Elgin (approximately 30 minutes). Key employers accessible from Nairn include: NHS Highland (Raigmore Hospital Inverness — approximately 25 minutes west; the main trauma and tertiary centre for the north of Scotland); Highland Council (headquartered in Inverness; Nairn area offices); the tourism and hospitality sector (two championship golf courses; Nairn beach; hotels including the Brae Hotel and the Golf View Hotel; Ardersier, Croy, and Auldearn villages in the Nairn hinterland); Inverness city employers (including the Kessock Bridge corridor — Inverness Airport is approximately 10 miles west); the military (RAF Kinloss is approximately 22 miles east — Kinloss Barracks is now Army-operated as Kinloss Barracks, housing 39 Engineer Regiment (Air Support) and 303 Squadron; significant defence employment in the Kinloss area); and the Inverness Airport business park (approximately 8 miles west on the B9039). Rental demand in Nairn is driven by: Inverness commuters seeking lower house prices than the Inverness city area (Nairn offers particularly good value for money relative to equivalent Inverness properties, with strong rail and road connectivity); NHS Highland workers and medical professionals (Raigmore Hospital shift workers; NHS staff rotations); defence personnel from Kinloss Barracks; the tourism and hospitality workforce; and retirement/lifestyle-oriented inward migration (Nairn's seafront and golf offer attract retirees seeking a quieter life within easy reach of Inverness services). Scottish PRT applies; Scottish Landlord Registration mandatory at register.landlord.gov.scot with Highland Council.
