Does Rent Smart Wales apply in Newtown?
Yes. All landlords letting in Wales must register with Rent Smart Wales. Self-managing landlords must complete accredited training and hold a licence. Letting without registration is a criminal offence.
Can I use a Section 21 notice in Newtown?
No. The Renting Homes (Wales) Act 2016, in force from 1 December 2022, abolished the equivalent of Section 21 in Wales. All lettings are now occupation contracts. No-fault possession requires 6 months' notice, which cannot be served until the occupation contract has been in place for 6 months.
