Northwich rental market, what landlords need to know

Northwich is a market town in Cheshire West and Chester, situated on the River Weaver and the River Dane, approximately 18 miles south of Manchester, 16 miles east of Chester, and 20 miles south-west of Manchester Airport. With a population of approximately 46,000, Northwich is one of the larger towns within Cheshire West and Chester Borough Council (which also encompasses Chester, Ellesmere Port, and Winsford). Northwich is historically one of the principal centres of the UK's salt industry: the surrounding Cheshire Plain contains one of the world's most substantial underground salt deposits, exploited commercially from the Roman period. The Lion Salt Works (a restored Victorian open-pan salt works, now a museum and Scheduled Ancient Monument at Marston) and the Tata Chemicals Northwich site (formerly Brunner Mond; ICI; the largest remaining soda ash production facility in the UK) represent the surviving industrial heritage of the Northwich salt and chemical industry. The Anderton Boat Lift (a Category I listed hydraulic boat lift connecting the River Weaver to the Trent and Mersey Canal, 1875; now a popular heritage attraction) is a further significant visitor asset. The Cheshire Oaks Designer Outlet (approximately 14 miles west via the A556/M56) and the Trafford Centre (approximately 18 miles north-east via the M56) provide major retail destinations accessible from Northwich. Rail connections: Northwich railway station on the Cheshire Lines Committee route (direct services to Manchester Piccadilly ~45 min; Chester ~40 min; via the Altrincham line). The A556 dual carriageway provides fast road access to the M6 (J19, ~7 miles north), M56 (J7, ~8 miles north-west), and thence to Manchester Airport (~12 miles). Average rents for a 2-bed are £775–£900 pcm.

Northwich landlord FAQs

Is there selective licensing in Northwich?

No. Cheshire West and Chester Council does not currently operate selective or additional licensing in Northwich. Mandatory HMO licensing applies to properties with 5 or more occupiers. Landlords with properties in the salt extraction area should check ground conditions and brine subsidence monitoring requirements, which can affect buildings insurance.

What drives rental demand in Northwich?

Manchester commuters (direct rail ~45 min); Tata Chemicals Northwich employees (soda ash production site; one of the largest chemical manufacturing employers in Cheshire); Cheshire West and Chester Council employees; healthcare sector workers (Leighton Hospital, Crewe, ~14 miles; Macclesfield Hospital, ~12 miles); Manchester Airport employees (~12 miles via A556/M56); and residents attracted by the Cheshire countryside and market town amenity within the Greater Manchester commuter zone.
