Reigate rental market, what landlords need to know
Reigate is a market town in Surrey, England, administered by Reigate and Banstead Borough Council, situated approximately 22 miles south of central London at the foot of the North Downs escarpment. Reigate is one of the prime London commuter towns in the Surrey commuter belt — Reigate railway station is on the Southeastern mainline via the Tonbridge-Redhill route; services run to London Bridge (approximately 45-50 minutes) and London Victoria (approximately 50-55 minutes via Redhill). The M25 motorway junction 8 (at Reigate Hill) provides fast motorway access north to the M23/M25 orbital and south towards the A23 to Brighton (approximately 23 miles south). Reigate is known for its attractive medieval and Georgian town centre (the Bell Street and High Street retail and hospitality area; Reigate Priory; the striking Old Town Hall); the Reigate Hill countryside area on the North Downs (National Trust managed); and for being the location of significant corporate headquarters and business parks. Key employers accessible from Reigate include: Gatwick Airport (approximately 13 miles south-east via A217 and M23 — a major employment hub with over 21,000 on-site jobs); the City of London financial and professional services sector (accessed via London Bridge — approximately 45-50 minutes); the Redhill and Merstham business park corridor (approximately 3-4 miles east on the A23/M25 corridor); East Surrey Hospital (Redhill — approximately 4 miles east); Reigate and Banstead Borough Council; and the Surrey County Council offices in Kingston upon Thames and Guildford. Reigate is consistently ranked as one of the most desirable residential locations in the Surrey commuter belt — attractive Victorian and Edwardian residential streets; good schools (Reigate Grammar School; Dunottar School; The Warwick School; several outstanding Ofsted-rated primary schools); proximity to the Surrey Hills AONB. Rental demand is driven by London commuters (professionals seeking larger family properties in a semi-rural setting at lower prices than inner London equivalents), Gatwick Airport workers and shift workers, East Surrey Hospital and NHS staff, and the Surrey business park and technology sector workforce. The Renters' Rights Act 2025 (RRA 2025) applies in England — Section 21 abolition in force 2026; all existing tenancies converted to periodic from the abolition date.

Reigate landlord FAQs
Does the Renters' Rights Act 2025 apply to landlords in Reigate?
Yes. The Renters' Rights Act 2025 (RRA 2025) applies throughout England, including Reigate. Section 21 notices cannot be served on new tenancies from the commencement date; existing ASTs will be converted to periodic tenancies on the transition date. Landlords in Reigate must use the new ground-based possession regime under Schedule 1 RRA 2025 for all possession actions from that date. The Private Rented Sector Landlord Portal will require registration when it opens (expected 2026).
Is selective licensing in force for landlords in Reigate?
No. Reigate and Banstead Borough Council does not currently operate a selective licensing scheme for the private rented sector in Reigate. Mandatory HMO licensing (Housing Act 2004) applies to all HMOs with 5 or more persons from 2 or more households across England — apply to Reigate and Banstead Borough Council for an HMO licence in Reigate. Landlords should check the council website for any changes to licensing schemes.
