Rhyl is a coastal town in Denbighshire County Council, located on the North Wales coast on the A548/A55 North Wales Expressway corridor approximately 30 miles east of Bangor and 4 miles west of Prestatyn. Transport for Wales rail services connect Rhyl railway station to Llandudno Junction (approximately 20 minutes west) and Chester (approximately 45-55 minutes east), with onward connections to Manchester Piccadilly (approximately 90 minutes total) and Crewe. The A55 North Wales Expressway provides road access to Bangor (30 miles west) and Chester (25 miles east). Rhyl is a traditional British seaside resort town which experienced significant economic challenges following the decline of the domestic seaside tourism market from the 1970s onwards. The town has undergone significant regeneration investment — the Rhyl Waterfront development, the Skegness-style Rhyl Sun Centre has been replaced by the Rhyl Events Arena, and various retail and hospitality investments have been made in the town centre. Major employers include Denbighshire County Council (the local authority for Rhyl and surrounding Denbighshire area); Betsi Cadwaladr University Health Board (NHS Wales; Glan Clwyd Hospital is located 4 miles south in Bodelwyddan — a major North Wales regional acute hospital); Rhyl College (now part of Grwp Llandrillo Menai); and tourism and hospitality businesses along the North Wales coast. Rhyl offers some of the most affordable Buy-to-Let property prices on the North Wales coast — gross yields of 5-8% are achievable, particularly for small flats, terraced houses, and HMO properties (student and professional sharers). Denbighshire County Council administers the area. All Welsh landlords must register with Rent Smart Wales and hold a Rent Smart Wales landlord licence (or use a licensed agent) — this is mandatory under the Housing (Wales) Act 2014 and subsequent Renting Homes (Wales) Act 2016 framework. All Welsh residential tenancies are Occupation Contracts under the Renting Homes (Wales) Act 2016 (RHWA 2016, in force 1 December 2022) — not assured shorthold tenancies. Section 21 is abolished in Wales since 1 December 2022. The Renters' Rights Act 2025 (RRA 2025) applies only to England — it does NOT apply in Wales.
