Rushden rental market, what landlords need to know

Rushden is a market town in North Northamptonshire, historically famous for its footwear/shoe manufacturing industry. The last major shoe factories closed in the early 2000s; Rushden has since redeveloped with major retail (Rushden Lakes, a large out-of-town retail and leisure scheme that opened in 2017 and is one of the largest in the East Midlands) and logistics growth along the A45 and A6 corridors. The town is approximately 12 miles east of Northampton and 18 miles south of Kettering. Commuters can access East Midlands Railway services at Wellingborough (~5 miles; to London St Pancras ~55 minutes) or Kettering (~7 miles; to London St Pancras ~50 minutes). Key employers: Rushden Lakes/Nene Valley Retail; North Northamptonshire Council; NHS (Northampton General Hospital); and A45/A6 corridor logistics. Average rents for a 2-bed are £800–£950 pcm.

Rushden landlord FAQs

Is there selective licensing in Rushden?

No. North Northamptonshire Council does not currently operate selective or additional licensing in Rushden. Mandatory HMO licensing applies to properties with 5 or more occupiers.

What drives rental demand in Rushden?

Commuters to London (EMR from Wellingborough or Kettering, ~50–55 min to St Pancras) priced out of Northampton and Milton Keynes; Rushden Lakes/retail sector workers; logistics workers on the A45 corridor; North Northamptonshire Council employees; and NHS workers. Rushden's lower property prices compared to nearby Northampton offer buy-to-let investors reasonable gross yields of 5.5–7%.
