Selby rental market, what landlords need to know
Selby is a market town on the River Ouse in North Yorkshire, situated approximately 14 miles south of York, 20 miles south-east of Leeds, and 22 miles north of Doncaster. With a population of approximately 15,000, Selby is the principal town of the former Selby District Council area (abolished in April 2023 and merged into the new North Yorkshire Council unitary authority, which covers all of North Yorkshire outside the City of York). Selby's economy has historically been anchored in manufacturing and agriculture — the town is situated within a productive arable farming area of the Vale of York, and has historically had significant food processing, paper milling (Selby Paper Mill, closed 2001), and engineering industries. The most significant current employer in the wider Selby area is Drax Power Station (approximately 8 miles north-east of Selby town centre at Drax, Goole; one of the UK's largest power stations and one of the most significant electricity generators by capacity; biomass conversion ongoing). Additional employers: Sherburn-in-Elmet industrial and logistics estates (~6 miles north-west; significant distribution and warehousing hub); Escrick Park Business Estate (~5 miles north); North Yorkshire Council; and the farming and agri-food sectors. Rail: Selby railway station on the Transpennine route (direct services to York ~18 min; Leeds ~30 min; Hull ~40 min; Doncaster ~25 min). Road: the A19 connects Selby to York; the M62 is accessible at Junction 34 (~7 miles south). Average rents for a 2-bed are £625–£775 pcm.
