Stonehaven rental market, what landlords need to know
Stonehaven is a coastal market town in Aberdeenshire, Scotland, situated approximately 15 miles south of Aberdeen city centre on the A90 Trunk Road (the main Aberdeen-Dundee road corridor). The town lies at the mouth of the Carron Water where it meets the North Sea and is the administrative centre of the Stonehaven and Lower Deeside area of Aberdeenshire Council. Stonehaven is served by Stonehaven railway station on the Aberdeen-Edinburgh main line (direct services to Aberdeen in approximately 20 minutes and to Edinburgh in approximately 2 hours), making it one of the most convenient Aberdeen commuter locations in the county. The town has a strong independent retail economy (Allardice Street; Market Square); a thriving fishing heritage and harbour area; and the nearby Dunnottar Castle (a prominent ruined castle on a sea cliff 2 miles south of the town). Key employers include Aberdeenshire Council (Stonehaven offices); the NHS (serving the wider Mearns area); the oil and gas supply chain and professional services sector (the Aberdeen commuter market is the primary rental demand driver); the farming, food, and fishing economy of the Mearns agricultural hinterland. Stonehaven has seen consistent inward migration from Aberdeen as families seek more space and coastal amenity while retaining Aberdeen employment access. Rental demand is driven by Aberdeen oil and gas sector workers and professionals, local authority and healthcare employees, and the broader Mearns economy. Scottish PRT applies; Scottish Landlord Registration mandatory at register.landlord.gov.scot with Aberdeenshire Council.

Stonehaven landlord FAQs
Does the Renters' Rights Act 2025 apply to landlords in Stonehaven?
No. The Renters' Rights Act 2025 (RRA 2025), which abolished Section 21 and new fixed-term tenancies in England from 1 May 2026, applies only in England. Landlords in Stonehaven and throughout Scotland operate under the Scottish Private Residential Tenancy (PRT) framework under the Private Housing (Tenancies) (Scotland) Act 2016. Scottish PRT tenancies have been fully periodic from the outset since 1 December 2017. Scottish landlords serve a Notice to Leave citing one of 18 statutory grounds rather than a Section 8 or Section 21 notice.
Is Scottish Landlord Registration required for a rental property in Stonehaven?
Yes. All private landlords in Scotland must register with the local authority (Aberdeenshire Council for Stonehaven properties) via the national Landlord Registration Scotland register at register.landlord.gov.scot before advertising or letting any residential property. Both the landlord and each property must be registered and renewed every 3 years. Unregistered landlords face enforcement action from Aberdeenshire Council.
