Tonbridge rental market, what landlords need to know

Tonbridge is a market town in west Kent, England, administered by Tonbridge and Malling Borough Council, situated approximately 30 miles south-east of central London and 7 miles north of Tunbridge Wells. The town is strategically located in the Medway valley on the River Medway and is one of the key commuter towns in the London-Kent rail corridor. Tonbridge railway station is on the Southeastern mainline — services to London Bridge take approximately 38-45 minutes (fast services to London Charing Cross and London Cannon Street also available); to Tunbridge Wells approximately 10 minutes; to Hastings approximately 55 minutes. The A21 dual carriageway provides road access south to the M25 and A25 towards Sevenoaks. Tonbridge is known for Tonbridge Castle (a Norman motte-and-bailey castle on the east bank of the Medway; Norman gatehouse; well-preserved inner bailey; managed by Tonbridge and Malling Borough Council); Tonbridge School (an independent school founded 1553; one of the major independent schools in south-east England); the Tonbridge Swimming Pool; and the Big Bridge over the Medway. Key employers accessible from Tonbridge include the City of London financial and professional services sector (accessed via London Bridge or Cannon Street — approximately 38-45 minutes); SITA UK (Tonbridge); the East Kent and West Kent NHS trusts (Maidstone Hospital; Tunbridge Wells Hospital at Pembury — approximately 7 miles south); Tonbridge and Malling Borough Council; and the growing business park and logistics sector along the A21 and M25/M26 corridors. Tonbridge is attractive to London commuters seeking larger properties in a market town environment at significantly more affordable prices than equivalent properties in inner London or the nearer Home Counties. Rental demand is driven by London commuters (professionals; finance sector; civil service); local Kent employment; NHS workers; Tonbridge School-related visitors and short-term residents; and the broader Tonbridge and Malling borough professional economy. The Renters' Rights Act 2025 (RRA 2025) applies in England — Section 21 abolition in force 2026; all existing tenancies converted to periodic from the abolition date.

Tonbridge landlord FAQs

Does the Renters' Rights Act 2025 apply to landlords in Tonbridge?

Yes. The Renters' Rights Act 2025 (RRA 2025) applies throughout England, including Tonbridge. Section 21 notices cannot be served on new tenancies from the commencement date; existing ASTs will be converted to periodic tenancies on the transition date. Landlords in Tonbridge must use the new ground-based possession regime under Schedule 1 RRA 2025 for all possession actions from that date. The Private Rented Sector Landlord Portal will require registration when it opens (expected 2026).

Is selective licensing in force for landlords in Tonbridge?

No. Tonbridge and Malling Borough Council does not currently operate a selective licensing scheme for the private rented sector in Tonbridge. Mandatory HMO licensing (Housing Act 2004) applies to all HMOs with 5 or more persons from 2 or more households across England — apply to Tonbridge and Malling Borough Council for an HMO licence in Tonbridge. Landlords should check the council website for any changes to licensing schemes.
