Warrington rental market — what landlords need to know

Warrington is a major commercial and logistics hub positioned between Manchester and Liverpool, with excellent motorway and rail connections. The private rented sector serves a large commuter workforce and benefits from strong and stable demand. Property prices are more affordable than Greater Manchester, making Warrington an attractive buy-to-let location with solid yields. The council does not currently operate a selective licensing scheme.

Does the Renters' Rights Act apply to Warrington landlords?

Yes. Warrington is in England (Cheshire) and all Renters' Rights Act 2025 provisions apply from 1 May 2026 — abolition of Section 21, Periodic Assured Tenancy Agreements for all new lettings, Section 13 rent increases (once per 12 months, 2 months' notice on Form 4A), Awaab's Law hazard response timeframes, and the Information Sheet for all existing tenants (deadline 31 May 2026).

Do I need a licence to let a property in Warrington?

As of May 2026, Warrington Borough Council does not operate a borough-wide selective or additional HMO licensing scheme. Always check with Warrington Borough Council before letting, as licensing schemes can be introduced or expanded at any time. Operating a mandatory HMO without a licence is a criminal offence.
