Does the Renters' Rights Act apply to Worcester landlords?

Yes. Worcester is in England and all Renters' Rights Act 2025 provisions apply from 1 May 2026 — Section 21 abolished, all new lettings on Periodic Assured Tenancy Agreements, Section 13 rent increase via Form 4A (once per 12 months, 2 months' notice), Awaab's Law hazard response, and the Information Sheet for existing tenants by 31 May 2026.

Is the student rental market in Worcester affected by the Renters' Rights Act?

Yes — student tenants in Worcester are affected by the RRA 2025 in the same way as all other assured tenancy holders. Fixed-term tenancy agreements still run to their end date, but from 1 May 2026 all new student lets are on Periodic Assured Tenancy Agreements. Landlords can no longer use Section 21 to recover possession at the end of the academic year — they must use Section 8 on valid grounds. Ground 4A (student accommodation) is available where the landlord is an educational institution — for private landlords, standard Section 8 grounds apply.
