Does the Renters' Rights Act 2025 apply to Barnsley landlords?

Yes. Barnsley is in England and all Renters' Rights Act 2025 provisions apply from 1 May 2026. Section 21 is abolished, existing ASTs have automatically converted to Periodic Assured Tenancies, rent increases must use Section 13 Form 4A with a minimum 2 months' notice, and the prescribed Information Sheet must have been served on existing tenants by 31 May 2026. Tenant pet requests must be considered and can only be refused on reasonable grounds.

Is Barnsley a good area for buy-to-let investment in 2026?
