All new tenancies must use Periodic Assured Tenancy Agreements. Existing tenants must receive the Information Sheet by 31 May 2026. Rent increases require Section 13 Form 4A.
Is buy-to-let in Lincoln a good investment in 2026?
Lincoln offers above-average gross yields for the East Midlands, typically 6–9% on student and professional lettings, driven by relatively low acquisition costs and steady rental demand from the University of Lincoln and surrounding RAF employment. No additional or selective licensing schemes are currently in operation. The incoming PRS Landlord Database (late 2026) will require registration for all landlords.
