Does the Renters' Rights Act apply to Chester landlords?
Yes. Chester is in England (Cheshire West and Chester) and all Renters' Rights Act 2025 provisions apply from 1 May 2026. Section 21 is permanently abolished. All new tenancies must use Periodic Assured Tenancy Agreements. Existing tenants must receive the Information Sheet by 31 May 2026. Rent increases require Section 13 Form 4A.
Is Chester a good location for buy-to-let in 2026?
Chester offers a balanced market with professional and student demand, solid transport links to Liverpool and Manchester, and moderate acquisition costs compared to those cities.
